Pre Sale Pest & Building Report
You aren’t required to have a pest and building inspection done prior to sale, but it is very common now for them to be available for buyers. It isn’t mandatory, however it will give you an advantage against the competition:
- The inspector will advise you of potential problems which you can rectify before the report is finalized
- If buyers are considering multiple properties, they are more likely to make an offer on one with a report as they know they won’t have to spend the money on getting their own report
- Buyers will consider the state of the house prior to negotiation so the offer will be a final offer, not the start of a re-negotiation after obtaining reports
- Solicitors often recommend buyers reduce offers after getting reports if there are “unexpected” issues unknown when the offer was made. A preliminary report ensures nothing is “unexpected” by this point
