How to get started…
Appoint your agent
First, we have to agree on a price and a method of sale. We will guide you in doing this, and then plan a marketing strategy for the coming weeks. When you are ready to begin, complete the paperwork immediately so we can begin our pre-sale procedures.
Order your contract
As soon as you know you are selling, order your Contract for Sale. You can do this before you list your home, or we can do it for you. Once you have it, its valid for 12 months. The sooner its ready, the quicker we can start booking inspections. An agent can’t legally market your home without this document.
Give us plenty of notice
While waiting for your contract, we prepare all your marketing- writing ads, organizing photos, printing brochures. That way, as soon as your contract arrives, we are ready to go to market immediately. Allow about two weeks prep time before the day you want to start.
Book photography
Choose a day and time you are available for photos. Think about when there is plenty of sun on the front. It’s best if you are there with the photographer in case things need to be moved or changes. Allow 48 hours for processing images.
Take some notes for advertising
Take a few minutes to write down all the things you love about the house, the things that made you buy it, plus any details we can’t see ourselves, such as new wiring/ plumbing, insulation, council approval for renovations. No one knows your home better than you!
Get ready for buyers
As soon as the contract is in and marketing is ready, we will start calling buyers and booking inspections. We should have some buyers straight away from the database, so expect people to be coming through that very day or the next and have the house ready for the sale.
